Cancellation Policy
If you cancel in more than 7 days prior to arrival, you'll get a 50% refund.
If you need to cancel in less than 7 days prior to arrival, you'll receive no refund.
In case of a no-show or a cancellation submitted in less then 48 hours before arrival, you will get no refund.
If you check out prior to your original departure date, you will receive no refund of the value of the unused nights.
Refunds
CANCELLATION POLICY:
9.1 Cancellations that are made 45 DAYS prior to the scheduled arrival date are subject to a 50% loss of the advance rental payment.
9.2 Cancellations that are made LESS THAN 45 DAYS prior to the scheduled arrival date are subject to a 100% loss of the advance rental payment.
10. There is a $75 charge to replace missing or broken keys, a $100 charge for lock-outs, a $75 charge for replacing missing or broken lockboxes. Only one set of keys will be provided.
11. Owner or his/her representative shall not be liable for any circumstances beyond his/her control, including but not limited to appliance or heating failure, mechanical failure, unfavorable weather, disruption of utility services including cable TV. There shall be no relocation, rental rate pro-ration, or refund in the event of such circumstances.
In the event said property cannot be occupied because of property sale, fire, mandatory hurricane evacuation, eminent domain or act of nature, or if property is unavailable because of construction delays or because of lack of utilities, Lessee agrees that owner's sole liability, as a result of any of these conditions, is a full refund of all payments tendered by guest. Lessee expressly acknowledges that in no event shall the owner be held liable for any sequential or secondary damages, including but not limited to expenses as a result of moving or for any other loss.
Lessee agrees to release and indemnify owner from and against all liability should anyone be injured upon the premises during the term of occupancy, resulting from any cause whatsoever, except in the case of personal injury caused by gross negligence on the part of the owner.
Lessee agrees to assume liabilities for any and all damages to Lessee's personal property to include damages caused by fire, water, theft and collision caused by the Lessee’s actions during the rental period. Lessee understands and agrees that he/she is financially responsible for the acts and actions of all persons in his/her group and any invited guests. If damages are in excess of the security deposit, Lessee agrees to reimburse Owner for cost incurred to repair/replace damaged items.
No Show Policy
This property will hold your reservation until : the same day, unless a late check-in has been indicated. Thereafter the reservation will be canceled with no refund.
Smoking/Littering/Noise/Damages
DAMAGES / LOST ITEMS
Our vacation rental is all privately owned condos that is richly equipped and well maintained. As a courtesy to the next guest please try to leave our vacation rentals in a better condition than how you found them.
If something goes missing or breaks, please do let us know before you check out, so we can fix and replace those items. We take care of minor things at no cost to you, but we need to charge your credit card for any major damages.
If you fail to let us know about any damages or missing items, and we have to discover these problems on our own, you’ll be subject to an additional 300 USD Unreported Damage Penalty on top of the actual damages and losses. The reason for this high penalty is that we’ll have to bring in a witness and take photos to be prepared for a possible customer dispute. Therefore it’s not only a cost but a lot of hassle for us. So please make sure that you report any and all damages, missing items at check out to avoid penalties.
SMOKING / LITTERING
Our vacation rental is non-smoking. Smoke ruins the smell of the unit, furniture and carpets may be burned and damaged by hot ash. Tempering with or disabling smoke detectors and other safety devices may constitute a serious offense punishable by criminal law. Smoking carries a penalty of 350 USD where smoking is forbidden.
NOISE
Please respect your neighbors by keeping the noise level down, and the surroundings of your vacation rental apartment clean. We reserve the right of eviction with no refund in case there are repeated complaints from neighbors or if a police report is filed for breaking noise regulations. We do not allow parties or events in our unit.
Please remember, the units around you are usually occupied by families who are not on a vacation but live there.
PRIVACY
We strongly discourage you to knock on neighbor's doors to ask for advise or to just socialize.
Always contact us and we'll assist you.
Pets
No pets are allowed. Smoking and pets are prohibited in our units. A $350 fee will be applied if any evidence of pets is found.

MAINTENANCE
Please remember YOU ARE RENTING AN APARTMENT, NOT A HOTEL ROOM. We do not have full time staff present in the building to provide assistance all times.
We reserve the right to perform maintenance operations in the apartments while occupied by guests with a 3 hour notice. This may include minor repairs, furniture deliveries, installations, etc. None of the maintenance operations will last more then one hour per occasion and you should not expect to experience more than three of these during your stay. Many of our properties are running on 90%+ occupancy and it would make scheduling maintenance impossible or extremely expensive if we tried to do everything when the apartments were vacant.
CHECK IN AND CHECK OUT
NORMAL CHECK-IN HOURS ARE FROM 3:00 P.M TO 8:00 PM
CHECK-OUT TIME IS BY 12:00 NOON.
CHECK-INS MADE AFTER HOUR ARE SUBJECT TO A $80.00 FEE.
Early Check-ins or late check-outscan be purchased for a $80.00 fee when unit is available.
Check-in is on site at the apartment booked. The exact address will be provided after reservation is made.
PAYMENTS: The BALANCE OF RENT is due 20 business days prior to the arrival date.

I agree that all rental monies are non-refundable per cancellation policy above.
By paying the required deposit, I agree to all terms and conditions of this agreement.
